Common element items, such as corridors, amenities, the garage and the building exterior, are handled through your property manager, because that warranty is held by the condominium corporation on behalf of all owners. Tarion's MyHome portal is also available for tracking warranty submissions.
Yes. Every deposit on an ADI condominium home is held in trust by the vendor's solicitors as escrow agent, as required under Ontario's Condominium Act. As a second layer of protection, Tarion's deposit protection covers up to $20,000, including payments toward upgrades and extras, if a deposit is not returned as required.

ADI acknowledges that 2022 was a difficult time for its purchasers and for the company. During the pandemic, construction costs at Nautique rose by approximately $43 million, about 35 percent above the project's original budget, and the completion of the building was at risk. To secure the additional financing needed to complete Nautique, ADI made the difficult decision to terminate purchase agreements.
ADI returned every affected purchaser's deposit in full, and beginning in May 2022, before the HCRA became involved, ADI paid interest at six percent on those deposits. Many purchasers signed new agreements and have lived at Nautique since it was completed in early 2024.
In November 2022, ADI and the HCRA reached a settlement, which is on the public record. Under the settlement, the ADI entity behind Nautique admitted that it did not return purchaser deposits within the 10 days required after cancellation and paid a $60,000 administrative penalty, and the interest ADI had already paid to purchasers was recognized as part of the settlement.
The settlement contains no findings or admissions that any ADI entity provided altered or false documents or obstructed the HCRA's investigation, and it confirmed that ADI's companies could continue to operate as licensed builders and vendors, subject to conditions agreed with the HCRA.
Nautique Lakefront Residences was completed and closed in early 2024, and today it is a 26 storey lakefront community, fully built, occupied and backed by Tarion warranty coverage.
Read them with context. Online reviews of any builder mix first hand experiences with secondhand comments, and some of what appears online about ADI describes 2022, a matter set out above that was settled in November 2022.
